Our services come under two broad headings:- Private and Public

PRIVATE RESIDENTIAL

When you buy your home, sooner or later most of us find that it doesn't quite match our needs any more. This usually means one of two choices. Either move home, or extend/convert your existing one.

Moving House

From January 2007, every house seller will, by law, need a Home Information Pack before their property can be marketed. This pack will contain, amongst other documents, a Home Condition Report, which will then be freely available to any prospective purchaser.

This will, for the first time, ensure that potential purchasers have full knowledge of the condition of a property without having to commission a survey first.

In the meantime, if you decide to move, we can ensure that the price you pay for your new home reflects it's condition. A full survey isn't cheap, but we frequently find that a comprehensive survey reveals issues that would otherwise have gone unnoticed, and our report can be a valuable bargaining tool, or a timely warning to consider carefully whether to proceed with a purchase.

Many purchasers don't think that a full survey is necessary, as they have already paid the mortgage lender to do a survey.

Extending or Converting

An extension or a loft conversion can be a very cost-effective way of having more living space, once you have taken into consideration all of the additional costs associated with moving (legal fees, stamp duty, removals expenses, estate agent's fees, survey fees etc).

You need to think about three things:

•  Planning permission - will your local authority allow you to build what you want, where    you want?

We can also advise on suitable materials, help in selecting a suitable builder advise on forms of contract and even supervise the works on your behalf.

We can supply staff on an hourly rate or we can take on a specific task and charge a fee. Either way we do not have large overheads to cover and our clients benefit as a result.
